Listings and Aggregator Disclaimer

1. Where listings come from. Property information on AMDProperties is gathered from builders, brokers and owners who share it with us, partner platforms, and publicly available sources. Each listing shows its source or the advertiser where available, and may link to the original page. We display this information to help you discover and compare properties in one place.

2. No guarantee of accuracy. We do not create, own or independently verify most listings. Prices, carpet/built-up area, floor plans, images, amenities, approvals, possession dates and availability may be outdated, incomplete or incorrect, and may change without notice. Images may be representative or artist's impressions. AMDProperties is not responsible for errors, omissions or misrepresentation in third-party listings.

3. We are not a party to your deal. AMDProperties does not own, sell, lease or develop any listed property and does not collect booking amounts, token money or rent on behalf of anyone unless expressly stated in writing for a specific transaction. Any agreement, payment or dispute is solely between you and the builder, broker or owner. Never pay any amount to anyone claiming to represent AMDProperties without written confirmation from [email protected].

4. Verify before you commit. Before booking or paying, check:

• the project's RERA registration number on the Gujarat RERA portal;
• the broker's RERA agent registration, where a broker is involved;
• title documents, approved plans, NA/zoning permissions and encumbrances, ideally with a lawyer;
• the agreement for sale against what was advertised.

Where a project requires RERA registration, we aim to display its registration number and will not knowingly list unregistered projects that are required to be registered.

5. Rankings and sponsored listings. Listings may be ordered by relevance, recency, price or by paid promotion. Paid or featured listings are clearly marked "Sponsored" or "Featured", in line with the Consumer Protection (E-Commerce) Rules, 2020 and the Guidelines for Prevention and Regulation of Dark Patterns, 2023.

6. Ownership of listing content. Trademarks, photos and descriptions in third-party listings belong to their owners. We display facts and, where applicable, content under permission or licence, with attribution and a link to the source where available. Our compilation, organisation, enrichment and analytics of this data belong to AMDProperties.

7. Removal and correction requests. If you own a listing, image or other content and want it corrected or removed, or believe it infringes your rights, write to [email protected] with: your name and contact details; the listing URL; proof of your ownership or authority; and what you want changed. We will acknowledge within 24 hours and act on valid requests within 72 hours, and in any case within the timelines in the IT Rules, 2021. Repeated infringing sources will be removed from the Platform.

8. Market data and estimates. Price trends, valuations, EMI calculators and locality insights are estimates based on available data. They are indicative only and are not a valuation report or financial advice.
